Sandyport Marina Village

Want an exclusive waterfront property with a dock and private beach? Sandyport Marina Village is the place for you! The master-planned 144-acre premier gated community is in demand with 500 colonial-style homes constructed and sold and around another 150 to come. The community has amazing leisure amenities, including seven swimming pools, six tennis courts, and three children’s playgrounds. It is also home to the popular Tambearly International School.

Olde Town

It’s at the center of the village and the heart of the community. Olde Town is the place to come for shopping, dining and to do business. Imagine a Bahamas version of St Mark’s Square complete with a Grand Canal and featuring a marina plus all the amenities you need in a village center. Stroll down the boardwalk as you shop and dine at the wide range of restaurants. There is a clinic, cathedral, post office, bank, grocery, and gym. Office and business space are available.

Sandyport Beach Resort

This exclusive resort has been named “one of the best boutique resorts in the Bahamas” by Travel + Leisure magazine. It was founded in 1995 and initially had just 16 three-bed villas. Now it features 72 rooms; although there is space for more, it limits guest numbers to ensure tranquility. Local residents can take advantage of special rates. Palm trees and hammocks dot the secluded Lagoon Beach, while Ocean Beach is a relaxing stroll away along the Grand Canal and bridge.

Leo Huber explains, “Sandyport was developed as a marina village, so almost all homes have private dockage. It also features popular amenities including multiple playgrounds, pools and tennis courts. The Olde Towne is only a walk away and is a hot-spot offering multiple dining and bar venues.”

It’s that perfect balance of lifestyle and amenities that makes Sandyport a top choice for Bahamas property buyers, he says. “I know not everyone wants the same thing. However, as an owner myself, I feel that Sandyport’s balance of lifestyle and amenities is what makes it so attractive.
“Many executive owners and tenants appreciate the 24-hour security and central location, yet the community is also very family-friendly. The Home Owners’ Association is also very organized and the maintenance of the grounds and amenities is excellent.”

Most Sandyport property buyers want a safe investment with an attractive return or a home to raise the family. Single-family homes with four-plus bedrooms start at $675,000. The average sales price increased by 5.8% in 2019 vs 2018. “It never hurts to make an offer, but sometimes if you know a listing is priced right and is what you’re looking for, then don’ t hesitate. Many tenants are corporate or executives and actually love it so much they end up buying or building their own.”

One handy hint for buyers is to ask to see the minutes of the last Home Owners’ Association annual meeting, Leo Huber says. “This should give you a good idea if there are any topics or areas of concern and solid insight into what is going on. “Ask your agent to obtain this for you, as well as sales data from comparable properties in the last two or three years.” Another useful thing to remember is that “there is no added expense by engaging an agent to represent your interests as the buyer.”
